VOTE COMING FOR POOLS FOR FREDERICKSBURG
Most are aware of the upcoming swimming pool bond election. The pool committee was composed of 33 members of the committee from all areas and walks of life. Both pools are needed.
The town pool connects and preserves a nostalgic landmark and is within walking and biking distance for many children.
The Park pool provides flexibility and capacity our community requires. It will consist of zero entry for handicapped and beginner swimmers and lap lanes for those wanint to swim laps, all simultaneously.
There will be two bond election choices on the ballot Park Pool – Yes or No; Town Pool – Yes or No. A simple majority wins.
A Fredericksburg property value of $100,000 will cost the owner an additional $22.90 in annual taxes (seniors will payless according to their frozen tax rate.) consider the pool project to be a donation to our favorite charity – the children of Fredericksburg.
Please think about the future of our community and the youth. Vote Yes for both pools. Thank you.

How to make your offer more attractive … without increasing it
Before you submit an offer on your dream home, get pre-approved or pre-qualified for a mortgage loan. Either one can make your offer more attractive to the seller, but they mean different things.
What are your qualifications?
To get pre-qualified for a mortgage loan, you provide a lender your approximate income, current debts and any important details from your credit history. The lender will then use these details to determine how much you may be eligible to borrow. You may receive a Conditional Qualification Letter from the lender, which determines your likelihood of getting a home loan. However, it’s important to know that all information submitted during pre-qualification is subject to verification when your actual loan application is submitted. There is no guarantee that you will receive a home loan until your financial situation is actually verified.
Seeking approval
Being pre-approved for a loan typically means that the lender has gone one step further and verified your financial situation. When you get pre-approved, you will complete a mortgage loan application and may have to pay an application fee. Your lender will commit in writing to fund your loan, but only after an extensive examination of your financial situation and pending a successful appraisal of the home and a few other conditions.
But I haven’t found a house yet
Being pre-approved for a mortgage loan doesn’t mean you are borrowing the money or that you are obligated to. It just means the lender must stand behind his written commitment to fund the specified amount unless something changes with your situation. Think about how attractive your offer will be to the seller if you submit it with a letter pre-approving you for the loan.
Can the lender change his mind?
Some situations could cause a lender to withdraw from funding a loan even after a pre-approval letter is issued. If your credit situation changes between the time the pre-approval letter is issued and the loan’s funding, then the lender could change the interest rate or even deny the loan application. So, while you’re buying a house, it’s important not to apply for credit cards or other loans that could change your credit situation.
Avoid surprises in your credit
The best way to check out what a lender is going to see in your credit history is to get a copy of your credit report. This document lists your financial history, including total debt and whether you pay your bills on time. Regularly checking your credit report is the best way to spot identity theft, credit report errors or other blemishes that could affect your ability to buy a home.

Bethany Pre-School by Ginny Stehling
There are many great pre-schools in Fredericksburg, but I am particularly fond of Bethany Pre-School. My daughter has attend Bethany for almost a year now and she loves it. The teachers are great with her! They are very loving and caring to all of her needs. I have witnessed that Bethany Pre-School focuses on providing quality care for our children in our community and helping them develop as healthy young boys and girls. They have provided a safe environment where the children can enjoy learning and playing while learning the Christian principles of sharing, caring, and loving.
Bethany’s pastors and director of youth and children’s ministries conduct chapel once a week. The age appropriate curriculum is stimulating and geared toward concrete, hands-on exploration. I feel if you are looking for a great pre-school for your child Bethany is the place for you. Go visit and meet with the director and staff. Bethany Pre-School has recently renovated where the children learn and play! The school is located on the first floor of Bethany Lutheran Church. I highly recommend going and checking it out!!

FHA had said that it was going to disqualify people with more than $1000 in medical or other collections. FHA is going to wait until July 1st before implementing changes to gather more input regarding changes. Ssome changes were borrowers will now pay 1.25 % of their mortgage balance annually, up from 1.15%.. A couple of years ago, it was just 0.55 percent. The FHA up-front mortgage insurance, which is paid at closing, increased from 1% to 1.75%.As an example, that’s $750 more borrowers will have to pay in closing costs for a $100,000 priced home. This beats the alternative though, which is having NO government backed loans for borrowers at all-which is being tossed around Congress currently.
